Tamko Roof Inspection in West Palm Beach: What to Know First
An independent Tamko roof inspection in West Palm Beach typically takes 60 to 90 minutes and ends with a written report that tells you exactly what’s sound, what’s failing, and what it costs to fix, before any work starts. We charge a straightforward inspection fee that’s waived when you hire us for repairs. No bait pricing, no pressure, and the number on our estimate is the number you’d pay.
This page is for West Palm Beach homeowners who already own a Tamko roof, or just bought a house with one. If you need to know whether your Tamko shingles or tiles are holding up under Florida sun and hurricane season, you’re in the right place. Travis Oakley and our crew inspect Tamko roofs all over West Palm Beach, from Northwood Hills to the flats west of the Intracoastal. Call (728) 203-3066 to schedule yours.
How Tamko Products Fail – and How We Fix Them
Tamko builds a solid product, but every shingle line has its weak points. Over years of inspecting Tamko roofs in West Palm Beach, we see the same failure patterns repeat. Here’s what we find, and what we do about it.
- Heritage and Heritage Premium architectural shingles lose granule adhesion faster in salt air. The ceramic granules on Tamko’s Heritage line are baked on, but the constant salt-laden breeze off the Atlantic works at the asphalt layer underneath. We look for bald patches on the windward slopes, especially on roofs within two miles of the coast. The fix is usually a targeted replacement of the affected shingles, not a whole roof.
- Elite Glass-Seal 3-tab shingles crack along the nailing strip after repeated thermal cycling. West Palm Beach heat expands the shingle, and overnight cooling contracts it. Over a decade, that flexing makes 3-tab shingles crack right where they’re nailed, especially if the installer over-drove the nails. We check the nail line on every inspection and replace cracked shingles before water finds the decking.
- Tamko’s MetalWorks steel panels can show rust at field-cut edges when the cut wasn’t re-sealed. Factory edges are coated, but any panel cut on-site during installation has exposed steel at the cut line. We see rust creeping from eave and ridge cuts on MetalWorks roofs that are five to seven years old. The fix is treating the rust, re-sealing the edge, and repainting with a factory-matched color.
- Lamarite slate and shake composite tiles sometimes cup at the corners in high-humidity cycles. Lamarite is a compressed composite, and West Palm Beach’s wet summers followed by dry winters can make individual tiles lift slightly at the corners. That cupping catches wind and, over time, can work a tile loose. We inspect for cupped tiles on every Lamarite roof and re-secure or replace them before hurricane season.
- Flashing failures at roof-to-wall intersections on Tamko roofs follow the same pattern as every other brand, but the fix varies by the tile profile. Step flashing behind a Tamko tile or shingle has to be cut to match the profile. We see leaks at chimney and sidewall intersections where the flashing was never cut right in the first place. Our repair re-cuts and re-seals the flashing so water sheds the way it should.

Our Tamko Roof Inspection Process
Here’s what a Tamko roof inspection with Brennan Roofing Co West Palm Beach looks like from the first call to the final walkthrough.
- 1
You call, a live person answers. We schedule a time that works, and we show up inside the window we gave you. Uniformed, background-checked, and ready to work.
- 2
Walk the roof, top and bottom. We inspect every slope, every flashing point, every penetration. On a Tamko roof, we pay special attention to the failure patterns above: granule loss, nail-line cracks, cut-edge rust, cupped tiles, and flashing gaps.
- 3
Check the attic and decking from underneath. Water leaves evidence behind, even when the shingles look fine. We look for stains, soft decking, and daylight coming through the nail holes.
- 4
Parts decision: OEM vs. quality aftermarket. If a repair calls for replacement shingles or tiles, we source genuine Tamko where it matters for warranty and appearance. Where a quality aftermarket part does the same job for less, we tell you the difference and let you choose. We won’t upsell OEM when it doesn’t matter.
- 5
Written price before any work starts. The inspection report includes a written estimate for anything we found. You approve it first. Nothing moves until the number’s on paper.
- 6
Repair, test, and guarantee. When you give the go-ahead, we do the work, water-test the repair when weather allows, and clean up behind ourselves. Every repair is backed by the 365-Day Done Right Promise: if it fails within a year, we come back and fix it at no charge.
What Tamko Roof Inspection Costs in West Palm Beach
Inspection fees in the West Palm Beach market generally run $150 to $350, depending on roof size, accessibility, and whether you need drone coverage for a steep or tile roof. We waive the inspection fee when you hire us for the repairs we find.
Common repair scenarios on Tamko roofs land in these ranges:
- Replacing a handful of cracked or granule-worn Heritage shingles: $250 to $600
- Re-sealing a leaking flashing joint at a chimney or sidewall: $300 to $800
- Replacing rusted MetalWorks panels at an eave or ridge: $400 to $1,200
- Re-securing or replacing cupped Lamarite tiles: $150 to $500 per section
- Full Tamko re-roof (architectural shingle): $9,500 to $22,000 depending on the footprint
What moves the price: roof pitch, number of stories, how much decking needs replacing once we look underneath, and whether the existing underlayment is still doing its job. Call (728) 203-3066 for an exact quote. Estimates are free, and the inspection fee comes off the repair total.

AfterWhy West Palm Beach Homeowners Call Brennan Roofing Co West Palm Beach for Tamko Work
Plenty of roofers will inspect a Tamko roof. Most of them are just checking boxes. We inspect Tamko roofs because we know the product lines, the failure patterns, and what West Palm Beach summers do to them. Travis Oakley spent decades learning roofing at Los Angeles Trade-Technical College and then on real roofs in real weather. He’ll tell you flat out whether a Tamko roof has years left in it or needs work now.
Every job is done to The Garrison Standard: written price before any work starts, background-checked uniformed technicians, and a live person on the phone around the clock. If we also work with GAF, Owens Corning, and CertainTeed, that doesn’t dilute our Tamko work. It just means you’re getting an honest opinion, not a brand salesman. The estimate is the same discipline either way.
FAQs
No. We’re an independent Tamko service provider, not an authorized Tamko contractor, and an inspection by a licensed roofing company doesn’t void your manufacturer’s warranty. If anything, catching a small problem early through inspection keeps warranty claims easier later. Tamko’s warranty covers manufacturing defects; it doesn’t cover storm damage or installation errors. We help you know which is which.
Most inspections run 60 to 90 minutes from ladder up to cleanup. Larger tile roofs or steep pitches may take longer. You’ll have the written report and estimate in hand before we leave the property.
Often, yes. Tamko has changed their color lineups over the years, and some older colors are discontinued. For repairs where an exact match matters, we source NOS (new old stock) shingles through our supplier network. When NOS isn’t available, we’ll tell you the closest current color and show you a sample before we install it. You’ll know before the nail goes in.
Most small Tamko repairs can be scheduled within the same week as the inspection. The estimate is written on the spot, so if you approve it, we can often book the repair before we leave your driveway. The price doesn’t move between the estimate and the work. That’s The Garrison Standard.
Yes. For full re-roofs, we pull the required permits from the City of West Palm Beach and schedule the required inspections. The permit cost is itemized in your written estimate. No surprises. For smaller repairs below the permit threshold, we tell you that too.
